1. Can My Loft Be Converted?

The feasibility of converting your loft depends on your roof type, available height, and local planning regulations.

  • For modern truss roofs, a minimum ceiling-to-apex height of 2.600 metres is usually required.

  • For traditional cut-and-pitch roofs, 2.500 metres is generally sufficient.

2. How Long Will My Loft Conversion Take?

Project duration varies depending on loft size, complexity, and the option chosen:

  • Option 1 (Full Build): Typically 6–12 weeks.

  • Option 2 (Client-Led): Can take longer, often double the time, as trades are coordinated individually.

  • Option 3 (Hybrid): Similar to Option 1, but can vary depending on your chosen contractor’s schedule.

3. Will I Need Planning Permission?

Most loft conversions fall under permitted development rights and do not require planning permission. However, certain designs outside permitted development such as front elevation dormers or properties in conservation areas, will require formal planning approval.

4. Are Building Regulations Required?

Yes. Building regulations ensure that your loft conversion is safe, structurally sound, and energy efficient. Regulations cover:

5. Will I Need to Move Out During the Build?

In most cases, you can remain in your home. There may be temporary disruption from noise and dust. Stairwell access is restricted during staircase installation for safety, but we can pause work to allow access if needed.

All loft conversion projects are supported by a formal contract, outlining:

We also provide weekly progress updates via a Gantt chart for Option 1, and clear guidance for Options 2 & 3 to keep you informed throughout the build.

7. Who Is Each Option Ideal For?

Option 1 – Full Design & Build

  • Ideal for clients who want a fully managed service.

  • All work is carried out by our in-house, qualified tradesmen.

  • All payments for labour and materials are made to us.

Option 2 – Client-Led Build with Consultancy

  • Suitable for clients who want to save money (average 25% less than Option 1).

  • Perfect for skilled DIYers or those with friends/family in trades.

  • Requires patience as clients coordinate trades and materials themselves.

  • Our Option 1 in-house trades are not available for this option.

Option 3 – Hybrid Support

  • For clients who wish to choose their own builder but want professional oversight.

  • The Loft Conversion Company (Portsmouth) Ltd manages design, planning, and approval.

  • Consultancy fee applies for monitoring the build; if the client allows the builder to work independently, only design/drawings are charged.

  • Average savings: 15% compared to Option 1.

8. Do I Need a Dormer?

Dormers are not always required but are highly recommended:

  • Provide natural light

  • Increase usable floor space

  • Improve headroom

9. Is Scaffolding Required?

Yes — we erect scaffolding for all projects, ensuring safe access to the loft and minimal disruption inside your home.

10. What Equipment is Needed for Heavy Materials?

A crane or hoist is often required for lifting steel and materials into the loft. If needed, the cost is included in your quotation, ensuring full transparency.

11. Can You Undertake Other Building Work?

Absolutely! If you’re planning additional projects like extensions or minor alterations, we can manage them alongside your loft conversion to save time and reduce costs.
